The Location

Sydney is a city where many people would love to invest, but, in general, it’s cost prohibitive. Sydney unit values have increased 340.1% over the past 30 years to $806,310*. This makes entry point difficult yet capital growth potential excellent. So we need to cast our net wider in order to find more affordable options that still meet all our investing criteria.

Our gaze falls on Blacktown – just 34km west of Sydney CBD and 12 km from Parramatta CBD. It’s well connected via rail, bus and road networks and is currently benefiting from major private and public infrastucture investment. A $74b investment is being delivered in the state of NSW with Sydney being the major beneficiary. The city shaping projects will shorten commute times and move the focus west of Sydney CBD.

The Walker Corporation is investing $2b, working in collaboration with Blacktown City Council to deliver new corporate, health and retail developments as well as a green square, hotels, commercial spaces, new council chambers, and Blacktown Brain and Spinal Institute. These projects alone will add around 1000 construction jobs over five years, create over 5000 jobs and add approximately $920 million per annum to the local economy.

Several key transformational public sector investment projects include a Catholic University and multi-storey Warrick Lane business centre in the CBD, and the International Centre of Training Excellence at Rooty Hill. Riverstone Town Centre master plan and construction of a state-of-the-art Animal Rehoming Centre are also slated to move forward in the coming year.

The past few years of intensive community and stakeholder consultation will allow the Blacktown local government area to create modern world class facilities to prepare for the booming population.

Today in Sydney there are 5.1m people. By 2033 the city is forecast to have 6.1m people and over 8m prior to 2050. This will be mainly due to overseas immigration which will offset the loss of residents to other states. Based on the most recent government forecasts, Sydney will take the second largest share of immigrants in Australia (32%) over the next decade. Many of these will be international students who are likely to occupy apartments due to the affordable entry price and rental points in the housing market.**
