I received an email from a very happy client last week and would love to share her investing story with you.

In 2019 Maria came to me with her desire to buy an investment property. She was time poor so needed help with researching locations and then filtering through the options.

We started by looking at her goals. They were:

  • Invest money so that it was working for her
  • Reduce tax
  • Aim for neutral cashflow – meaning that the investment would, in the most part, pay for itself
  • Invest as little time as possible into the process as she was really busy.

Her budget was around $500,000 and she didn’t have a preference over location or property type.

I got to work and found a couple of options that met her brief. Maria settled on a house and land package in Gillieston Heights, a suburb of Maitland in the Hunter region. The property (in the photo above) was 4 bedrooms, 2 bathrooms, double garage and the total price was $502,000. We recommended a building inspector to perform the completion report and the property manager to find a tenant and then manage the property.

Fast forward three years and Maria is delighted with her investment. She emailed me, “Gillieston Heights is going really well. Excellent growth there, I certainly got in at the right time with your help and advice. I’m actually getting $600 a week rent which I am very pleased about – the previous tenants moved on at the end of last year and given the demand for the area I was able to increase the rent.”

This property is performing incredibly well for Maria. The rent of $600 per week equates to 6.2% gross rent yield, and, according to CoreLogic, the value of the property is currently $770,000, which equates to 53% capital growth in just three years.

While Maria has been working hard, her investment has been as well. She’s achieving her goals and, thanks to a great property manager, still hasn’t made the trip to view the property.
