The Location

Warnervale is a suburb within the Central Coast district of NSW, 95 kms north of Sydney CBD and approximately 70 kms south of the Newcastle CBD. It’s west of Tuggerah Lake and just north of Wyong. It’s known by locals as one of the best places on the Coast to live and it’s also convenient with shopping centres and public transport connections.

The Central Coast is benefitting from massive infrastructure investment planned to manage the forecast population growth, which is expected to increase by 15.55% from 2022 to 2036. 41,500 new dwellings are forecast to be built between 2016-2036, reaching a total of 199,150 homes.

The opening of the West and North Connex has almost turned the Central Coast into a northern suburb of Sydney.

Infrastructure projects include:

  • Revitalisation of the 30ha Gosford City Centre – $52 million in funding for infrastructure and public space upgrades, including funding for the redevelopment of Gosford City Park near the Gosford waterfront.
  • Gosford Hospital redevelopment – $348m (opened in 2018)
  • Wyong Hospital redevelopment – $200m – new intensive care & emergency department opened 2022, final stage construction started in 2023
  • New Gosford Private Hospital – $172m – 11-storey 238-bed facility, 2,200+ construction jobs & 460 ongoing full-time jobs
  • $2.8B Proposal to redevelop Westfield Tuggerah and the surrounding area into a major hub of employment, transport, leisure, health and education. Creating more than 10,000 construction jobs over its 35-year life, and provide 2,700 ongoing jobs.
  • $36M State & Federal funding for the new University of Newcastle Campus in Gosford. Due to open 2026 as a multi-faculty academic and innovation facility. The Ourimbah Campus currently has 2,500 students and 3,800 TAFE students.
  • Central Coast Highway $387M upgrade – duplicating 3.8km of the Central Coast Highway between Wamberal and Bateau Bay
  • Central Coast Roads upgrade $86.5M package across 29 projects, completion due 2026.
  • $420M Pacific Highway upgrade – duplicate the Pacific Highway through the Wyong Town Centre to two lanes in each direction and replace the Wyong River road bridge with two new road bridges. The upgrade is forecasted to be completed in 2027.
  • High Speed Rail from Sydney to Newcastle would reduce travel time from Gosford to Sydney 1:19hr to 30min and Gosford to Newcastle in 15min. Federal Government budget matched NSW State Government’s commitment providing $2B for the project that could create 3,875 local jobs by 2036.
