My thinking around apartment design has been challenged lately with new inner city apartments being offered with no parking. Traditionally, this has always been an essential simply because of the practicality of needing somewhere to park your car.

But I hadn’t considered that ownership of a car and somewhere to park it may no longer be essential.

When looking at these properties, every one of them has excellent public transport options right on their doorstep and car share options nearby.

So who needs a car or somewhere to park it!

This prompted me to take a look at other features that architects are including in their designs, and I really like what I see. These features are tailored to accommodate contemporary lifestyles and foster community engagement whilst respecting your personal space.

Some notable inclusions are:

Concierge Services
Dedicated concierges assist with appointment scheduling, management of deliveries, activity recommendations, and hosting resident-focused events.

Hospitality & entertaining
Neighbourhood cafes and restaurants, communal dining and entertaining areas with nearby caterers, so you don’t even have to cook to host a dinner party.

Social Spaces
Places to connect with neighbours and friends and enjoy curated experiences hosted by the lifestyle concierge.

Wellness Facilities
Fitness studios, private treatment and relaxation rooms, infrared saunas, and various pool options such as hydrotherapy, plunge, and magnesium pools are available to promote holistic wellbeing.

Productivity Zones
Both indoor and outdoor shared workspaces are provided, offering flexible environments beyond the confines of individual apartments.

Apartment Size
Lending criteria have evolved, enabling financing for apartments under 50sqm. With expanded communal areas and updated lender requirements, smaller apartment sizes are now widely accepted and increasingly popular.

Matt Pirozzi from Kendall Lane Private Clients mortgage broking confirms this change: “Lending options are now available for properties under 50sqm, making it easier to purchase studios or smaller investment properties. This opens up opportunities for buyers looking at compact, well-located properties that may have previously been harder to secure finance for.”

Looking ahead
Urban living continues to evolve alongside advancements in apartment design and infrastructure.

I have some beautiful inner city apartment options available at the moment that are very exciting. As always, I’m here to find an investing solution that meets your brief, so please get in touch if you’re ready to invest.
